SitePermit for Applicants
Know what your council needs — before you lodge.
Whether it's a rear extension, a new home or a set of townhouses, SitePermit shows you which planning rules apply to your site, checks your design against them and tells you exactly what to submit. Every answer shows the clause it came from.
Built for everyone who prepares a planning application
Homeowners
Planning a renovation, extension or new home and not sure where to start.
Builders and developers
Avoid delays caused by missing information and redesigns.
Building designers and architects
Faster, more reliable ResCode checks and a head start on the written statement.
Planning consultants
Consistent, schedule-aware checks across Victorian councils.
From "can I do this?" to a complete application
Understand your site
Your zone, overlays and the specific provisions that apply to your parcel — explained in plain English, with the clause behind each one.
Find the right pathway
Find out whether your proposal is likely to be exempt, suitable for VicSmart or need a full planning permit — early, before you commission detailed drawings.
Check your design, clause by clause
Upload your plans and SitePermit pre-fills key measurements such as setbacks, building height, site coverage and permeability. You review every value. Then see how your proposal measures up against each applicable ResCode standard — the required value, your proposed value and the result.

Get your document checklist
A checklist specific to your site and proposal. If a heritage overlay applies, for example, you'll see the extra material council is likely to expect.
Start your written statement
A clause-referenced draft statement setting out how your proposal responds to the standards. Refine it with your designer or planner before lodging.
Know when to talk to council
If your proposal depends on discretion, a title restriction or information SitePermit can't confirm, it tells you — and points you to council rather than guessing.
Fewer surprises. Fewer delays.
- Fewer surprises. Understand the requirements before you apply.
- Fewer delays. Complete applications are less likely to be paused for further information.
- Fewer costly redesigns. Spot issues with setbacks, height or overlooking while changes are still cheap.
- Clear reasons. Every result shows the rule behind it, so you can discuss it confidently with your designer, planner or council.

Important to know
SitePermit gives guidance based on the planning scheme — it isn't a planning permit, a council decision or legal advice. Your council makes the decision. Some matters, such as neighbourhood character, heritage merit, objections and title restrictions (for example covenants or section 173 agreements), need professional judgement or information we may not hold. We'll always flag these.
